About Old Dalby 
Residents Company Ltd.

ODRCL is a not-for-profit company made up of resident directors, elected to oversee the communal responsibilities of the estate.

We manage and maintain shared infrastructure such as the maintenance of the private roads, green spaces, street lighting, drainage, and communal landscaping.

Because the estate is privately owned and unadopted by the local council, it is up to us—as a community—to collectively fund and organise essential services, future improvements, and long-term sustainability projects.

Our goal is to provide transparent governance, encourage community involvement, and create an estate we can all be proud of.

Because residents contribute above and beyond standard council tax through estate fees, we believe our community should truly stand out—exceptionally maintained, thoughtfully managed, and enhanced with unique features that make living here feel truly special.

Infrastructure Management

  • The Old Dalby Residents Company Ltd (ODRC) is responsible for the ongoing maintenance of the private roads and pathways within the estate. While the roads remain in reasonably good condition, they are projected to require full resurfacing again by 2035. This expenditure is being factored into long-term financial planning through the estate’s reserve fund. In the nearer term, several pedestrian pathways have begun to show signs of wear and will require phased repairs over the coming years. The Board is actively monitoring these areas and will prioritise remedial work where needed, ensuring that essential maintenance is carried out while maintaining a sustainable approach to budgeting and reserves. 
  • There are also some landscaping improvements we wish to progress, which include a second shrub bed on the north corner of Dukes and Marquis Road to mirror the shrubs on the south corner of the road. 
  • We will be removing all of the dilapidated knee boards and replacing them in summer 2025. 
  • We have discussed the prospect of installing sleeping policemen along Dukes and Marquis Road as some of the delivery vehicles in particular are driving quite fast. There are numerous children and animals in the community, so we hope this will make it safer for everyone.
  • Ripon Homes has recently entered administration, leaving the verge along Marquis Road unfinished. We understand the inconvenience and visual impact this has caused local residents on our side of the fence. The Board is actively engaging in discussions to reach a decision on how best to proceed. Once discussions conclude, we will determine whether to move forward with tidying the verge.
  • We have had discussions for some "wish list" items such as ANPR Solar CCTV at either end of the estate. We have also discussed some ideas to enhance the green spaces for all residents, with the propect of some Timber Frame Gazebos with Aluminum roofing and bend seating.  All of these ideas have been filed and we will review them on a case by case basis. Obviously, we can't afford to implement every idea, but keep them coming!

Sustainability Projects

  • The Board of Old Dalby Residents Company Ltd (ODRC) has made the decision to move forward with the installation of solar-powered street lights across the estate. This follows a detailed review of the aging streetlight infrastructure, which has reached the end of its serviceable life and requires full replacement for safety and compliance. By opting for solar technology, the estate will significantly reduce ongoing electricity costs—currently charged at unsustainable rates—and eliminate its reliance on grid-supplied power for street lighting. The savings generated from reduced electricity usage will be redirected into the reserve fund, strengthening the estate’s long-term financial position and supporting future infrastructure needs. In addition to financial benefits, this initiative aligns with broader environmental goals, lowering the estate’s carbon footprint and contributing to a cleaner, more sustainable future for the community. 
  • A tree survey is an important part of responsible estate management, especially for a private community like ours with shared green spaces and mature planting. Trees greatly enhance the character and biodiversity of the estate, but they also require regular monitoring to ensure they do not pose a risk to residents, property, or infrastructure. ODRC Ltd is commissioning a professional tree survey to assess the health and safety of all trees on communal land, enabling us to take appropriate action where necessary. This is not only best practice—it is also critical for maintaining our public liability insurance, which requires that we demonstrate a proactive approach to managing potential hazards. Under the Occupiers’ Liability Act 1957 and 1984, we have a legal duty to take reasonable care to ensure that visitors and residents are safe when using our land. A documented tree survey supports this duty and helps protect both the community and the company from legal and financial risk. 
  • We will also be raising the crown and topping some of the larger Ash trees this autumn.

 

Community Day

  • The ODRC Community Day, held annually, is a valued opportunity for residents to come together, strengthen neighbourhood ties, and contribute to the upkeep and pride of our shared environment. With volunteers tackling tasks such as de-weeding curbs, pruning communal green spaces, and tidying up shared areas, the event not only enhances the appearance of the estate but also fosters a strong sense of community ownership and cooperation. Beyond the practical benefits, the day encourages neighbourly connections, promotes civic engagement, and helps reduce costs by avoiding the need for external contractors. It’s a meaningful reminder that when we work together, we can make a lasting impact on the place we all call home. It is by no means an expectation that anyone participates, and we understand some residents may not be able to partake. We would however love to see everyone at the BBQ if you're able to make it. These community days help to keep costs lower, benefitting all of us. We will advise when we have the next Community Day.


Financial Transparency

  • ODRC Ltd and the board is committed to maintaining a high standard of financial transparency and accountability to all residents. As a not-for-profit company managed by a volunteer Board of Directors, we believe it is essential that all homeowners understand how their contributions are used to maintain and improve the estate. Annual financial statements, budgets, and reserve fund allocations will be shared with residents, and major expenditures or proposed increases will be communicated to clearly and in advance. Our goal is to ensure every financial decision is made responsibly, with long-term sustainability in mind and with the best interests of the community at heart.
