This isn't something the board can do on their own, it needs to be a vision all residents buy into. Board Governance and Responsibilities
Fair, Friendly, and Focused on the Estate
The Board of Directors at Old Dalby Residents Company Ltd serves in a voluntary capacity, dedicating their time and efforts without financial compensation. Their role is to oversee the effective management of the estate while upholding the standards set forth in the governing documents. As residents themselves, board members are deeply invested in maintaining the community as a desirable, well-managed place to live, and they carry out their duties with a sense of responsibility, fairness, and neighbourly respect.
In all matters, the Board adopts a neutral and balanced stance. When disputes or concerns arise, the Board does not take sides but instead relies on the community's deeds and covenants to guide their decisions. These legal documents form the foundation for consistent and impartial governance, ensuring that all residents are treated equally and that expectations are clearly defined and fairly applied. The Board's priority is to act without prejudice and with integrity, always mindful that those affected by decisions are also their neighbours.
To help maintain positive community relationships, the Board engages Wards as an independent managing agent to communicate with residents. This professional intermediary helps ensure that correspondence remains clear, constructive, and respectful. By working through Wards, the Board seeks to create an environment where communication is transparent, and where any necessary enforcement of rules is handled diplomatically and professionally without fellow neighbours having "disagreements on the doorstep".
It can sometimes be quite difficult for the board members when neighbours raise concerns, especially about other residents, as the Board is placed in the delicate position of needing to mediate and make fair decisions, with our neighbours who are also sometimes our friends. As fellow residents, we always aim to find amicable solutions and handle each situation with care and understanding. Where needed, we seek guidance from our management company, field professionals, or legal counsel to ensure our decisions are fair, balanced, and in line with the deeds, community covenants and best interests of the community as a whole. Our decisions are never personal and we act with integrity and based upon the deeds and covenants we all agreed to when purchasing on the estate.
Above all, the Board is committed to fostering a harmonious and high-quality living environment for all residents. While sometimes decisions may be difficult, they are always made with the best interests of the entire community in mind, grounded in fairness, legal clarity, and a shared vision for the estate’s continued upkeep and improvement.
